Bengaluru City shifting towards prefabricated houses

With the process of constructing a home becoming costlier with each passing day, Bengalureans are shifting towards pre-fabricated houses as these come with a set of advantages.

BENGALURU: With the process of constructing a home becoming costlier with each passing day, Bengalureans are shifting towards pre-fabricated houses as these come with a set of advantages - the largest being its cost effectiveness. A prefabricated home is built off site in a factory and then taken to the buyer’s land where it is assembled.

Ashish Puravankara, Managing Director of Puravankara group, said, “In the last decade or so there has been a significant rise in the demand for pre-fabricated homes in Bengaluru. Developers like us are extensively using prefab technology such as pre-cast and Mivan, which has helped us reduce the timeline and overall cost of construction.”

Puravankara added it is difficult to put an exact number when it comes to the total number of pre-fabricated houses in Bengaluru. “Currently at our organisation, we are collectively building at least 20,000 houses.”He added that the construction is more precise because of its predetermined specifications, which helps in timely completion and delivery of projects. Also, with rise in average disposable family income of home buyers (especially mid-income), the same has reflected on their aspiration to own a house.

But these developers are facing challenges too. Ashish Puravankara said, “Being a relatively new concept for Indian home buyers, the key challenge is to create more awareness about the effectiveness of the technology. But with rise in demand for housing, many developers are now shifting to pre-fab technology. With this, the home buyers will also be getting more exposure to the concept, which will further popularise prefab homes. “
